The Voice of San Diego Real Estate | Staging a Townhome on a Small Budget
Staging a property and adding some good light sources can make all the difference in how the property looks to the Buyer. When I looked at this townhome for the first time, I could see the potential but the client was really not interested in putting any money into it for staging purposes but I did convince the owner to budget $500 for miscellaneous items such as pillows and a few colorful objects with several new light sources.
I found a large rusted bird in the back outside area and asked if I could use it inside. The Seller agreed with me adding this as a focal point.
This is the townhome the way it looked when the seller said she wanted me to list it. While it is colorful, it is very cluttered and the more you take away the better it begins to look.
After looking at all the possibilities of artwork the client had and having the seller pack up everything that I wouldn't use for the finished rooms, I sought out to buy a few items not exceeding the small budget. The below shot is how this room turned out.

The property sold within very short period of time for nearly full price.
