I took a listing about 43 days ago and we had an offer the first week it was available for showing. A really good offer except that the Buyer was a foreign national and could not provide documentation for the financing and the assets. So that offer went away and 3 more weeks passed and only one showing. My listings are always priced right and I figured that the market had to have just slowed down and we were going to have to wait it out. Seller was pleased with the efforts and said he would be patient and said that if anyone can sell that home it would me.
Not being the passive sort, I decided that I would try something that I had not ever tried before but heard that is working for others. This past Friday, I installed not one but two St Joseph statues, one in the front yard by the sign and one in the back. I had a showing on Saturday, an Open House on Sunday with a possible new lead for a listing, a showing Monday and then today. This afternoon, I received a really excellent clean offer with 60% down.
I followed the directions by installing the statues upside down and I said my prayer for the Seller and the hopeful new Buyer. Did it work? I will allow you to draw your own conclusion but I will say this. When I got the call this afternoon from the Buyer's agent and he said his client loved the property and was writing the offer, my head tilted back and eyes looked up and I smiled and I whispered to myself, ..... ... ... ( sorry, that was private)
I have forwarded the offer to the Seller for approval and he called and said he was thrilled with the very nice offer. I didn't mention about the statues. I will save that for after closing. I will give the Seller one of the statues and the Buyer the one in hopes that good luck will be with them always. Sometimes the harder you work, the luckier you get but what I don't know is, was this even luck?
